THE BUYERS EXPENSES:
The Buyers will be expected to pay for:

ASSUMPTION / CHANGE OF RECORDS FEE:

 
The Assumption / Change of Records Fee, is a fee paid for the take over of a existing loan.

ALL NEW LOAN FEES:

 
Except those required by tender for the Seller to pay.

BENEFICIARY STATEMENT FEES:

 
For the assumption of an existing loan, except those required by tender for the Seller to pay.

CITY TRANSFER / CONVEYANCE TAX:

 
This is paid according to specified terms of the contract.

DISCLOSURE FEES:

 
Required on all sales transactions is a 'Geological Report'.

DOCUMENT PREPARATION FEE:

 
This fee can go to the lender or the escrow provider preparing the closing documents.

ESCROW FEES:

 
Typically the charge is 1/2 to the Buyer and 1/2 to the Seller.

FIRE INSURANCE PREMIUMS:

 
Fire Insurance Premiums are paid in advance for the first year and then paid monthly with the buyers impound account.

HOMEOWNERS TRANSFER FEES:

 
Transfer fees are required on every purchase transaction.

HOME WARRANTY:

 
According to contract agreement.

INSPECTION FEES:

 
Home inspection reports are the expense of the buyer.

INTEREST ON A NEW LOAN:

 
Interest on a new loan for FHA estimate is for at least 15 day or can be up to 30 days from the first payment made.

NOTARY FEES:

 
Required in a purchase transaction to verify the buyers identity.

REAL ESTATE COMMISSION:

 
Commission charges are included in the Estimated Hud-1 provided by Escrow.

RECORDING CHARGES:

 
Recording fees are charged on all documents that are recorded with the buyers name.

TAX PROATION:

 
This Tax Proation is paid starting from the date of acquisition.

TERMITE INSPECTION:

 
According to contract, some lenders require a termite inspection or a clearance.

TITLE INSURANCE PREMIUMS:

 
Buyer is responsible in the purchase contract for paying for the lenders Insurance policy fee and their own.
